LENDER INTERVIEW AND LOAN PRE-QUALIFICATION

  • Contact a lender and get pre-approved.

TOUR PROPERTY

  • I prepare a list of properties available with your criteria.
  • You may want to consider purchasing a Mapsco.
  • Drive past the properties that seem to interest you.
  • Call me with your favorites and I'll schedule our tour.
  • I continue to check the MLS daily for new properties.

OFFER AND NEGOTIATION

  • You find the dream home!
  • We go to my office and write an offer to purchase.
  • We wait for the seller's response.
  • You start considering home inspectors.

CONTRACT

  • If principals agree on price and terms, you go under contract.

UNDERWRITING, LOAN APPROVAL, TITLE

  • The inspections are scheduled
  • We wait for final loan approval
  • Appraisal is ordered
  • Any repairs are bid and coordinated
  • Insurance companies are contacted
  • We prepare to close.

This process can take any where from 10 days to 45 days

CLOSING

  • The funds must be in the form of a cashier's check.
  • Bring your driver's license or picture i.d..
  • The title company needs to be aware early on if we are doing mail-off closing or using a power of attorney.
